Why Rote?
We lived in Bingin, Bali, from 2016 and came to Rote in 2021 looking for what Bali used to be: uncrowded surf, quiet roads and a small community. We found it here and built the villa as our own home.

Buying in Rote:
Can foreigners own property in Indonesia?
Foreigners can’t own freehold land in Indonesia. You buy on a leasehold, or through a foreign-owned company (PT PMA).
Can’t I just buy land and build my own villa?
Building yourself is possible if you have the time and patience to find the right plot, handle permits, lawyers, architects and builders, source materials on a remote island and be on site to manage it.
Is the lease transferable?
Yes. The remaining lease is paid up and is transferred to the new owner.
What happens to the villa in the wet season?
Staff look after the place while you’re away.
Can I rent the villa out?
Yes, that is no problem.
Do you offer financing?
No, we don’t offer financing.
Can I make an offer?
Sure you can, just don’t expect an answer.
Is there beach erosion?
No. The villa sits on a rock shelf, so there is no erosion.
Can I keep a boat?
Yes, there is a boat mooring out front.
Are there schools for children?
